What is the application process?
We have tenants start with an application and then setup a showing. The cost is $25. Then we setup a showing and pick a move-in date!
What are your leasing requirements?

Anyone over 18 years of age MUST be screened and on the lease

What is your pet policy?
We do allow pets in most properties with some restrictions. However, our policy is $250 additional security deposit per pet and $50/month per pet as well.
What are your breed restrictions?
For insurance purposes we do not allow the following breeds:

Doberman
-
Pit Bull
-
Rottweiler
-
Chow Chow
What are payment options?
At move-in we require a secured form of payment such as cash, money order or cashier check. After you move in we have online options through your bank which is a $3 fee or via credit card which is 29%

Where are you located?
We would love to see you! we are a very small company, we currently don't have an office but we are more than willing to meet you at one of the rentals or at any local coffee shop.

When will we receive our security deposit back?
Per Wisconsin law we have 21 days to process and have your security deposit in the mail with an itemized breakdown of charges. A paid final water bill sent to us will speed up the process.
Rental Requirements and Rental Application Info
In an effort to be as transparent and open as possible. We are sharing how we look at rental applications what our criteria is.

General Requirements:

Income 3x monthly rent (ie rent is $1100/month-> combined monthly income must be at least $3300)

First month's rent along with security deposit
-
No evictions in past 5 years
-
No felonies or violent crimes in 5 years
-
Can not be a registered sex offender or have a pending sex offender case

We will speak with past landlords and current employers
-
Security deposit = 1 months rent {this does not take into account pet security deposits or fees)

Offering 3 month, 6 month lease, 1 year lease or month to month (month to month have a minimum of 3 month stay)​
Risky Tenant:
-
Income 3x monthly rent (ie rent is $1100/month-> combined monthly income must be at least $3300)

First & last month's rent along with security deposit
-
One or more party has an eviction in past 3-5years
-
One or more party has a felony or violent crimes in past 3-5 years
-
We will speak with past landlords and current employers
-
Security deposit = 1.5x monthly rent (i.e. rent is $11000/month-> security deposit will be $1650 {this does not take into account pet security deposits or fees)

Offering initial 12month lease, 6 month lease with option to renew after that or month to month
High Risk Tenant:
-
Income 3x monthly rent (ie rent is $1100/month-> combined monthly income must be at least $3300)
-
First & last month's rent along with security deposit
-
One or more party has an eviction in past 3years
-
One or more party has a felony or violent crimes in past 3 years
-
We will speak with past landlords and current employers
-
Security deposit = 2x monthly rent (i.e. rent is $1100/month-> security deposit will be $2200 {this does not take into account pet security deposits or fees)
